Do I need a notary for a deed?

Yes. In Washington state, deeds must be notarized before they can be recorded with the county auditor's office. This includes quitclaim deeds, warranty deeds, and all other deed types. An unnotarized deed cannot be recorded and may not be legally effective for transferring property ownership.

What about a quitclaim deed?

Quitclaim deeds are one of our most common requests. They are frequently used to add or remove a spouse from title, transfer property between family members, or clear up title issues. The process is simple — the grantor signs in our presence, we notarize, and you record with the county.

Can you handle a full mortgage loan closing?

For standard document notarizations (deeds, affidavits, seller packages), we handle those as part of our general mobile notary service. What ID is needed for real estate documents?

All signers need a valid, unexpired government-issued photo ID — state driver's license, state ID card, U.S. passport, or military ID. The name on the ID must match the name on the documents. If there is a name discrepancy (maiden name, legal name change), bring supporting documentation.

Can both parties sign at different times?

Yes. It is common for buyers and sellers, or co-owners, to sign at different times and locations. Each signing is a separate appointment. We notarize each party's signatures independently, and the documents are assembled afterward by the title company or attorney.
